How Kasih came to be.
Kasih began from a simple observation: that finding a home in Damansara Utama — one of Petaling Jaya's most settled, low-rise neighbourhoods — was needlessly difficult for those arriving without local contacts. The area's particular character, its tree-lined streets, its village-like pace, its proximity to good schools and weekend life, was not something that property listings could communicate. Someone needed to translate it honestly.
Founded in 2018 by a small group of Damansara residents with backgrounds in property law, hospitality, and urban planning, Kasih was built around the idea that a residence search should begin with listening, not with a database. The name itself — a Malay word for affection and care — reflects the disposition we bring to every client engagement.
Over the years, we have assisted over three hundred families and individuals in finding homes in the Damansara districts. Some were relocating from abroad, others from elsewhere in Kuala Lumpur, and a few were simply ready to move from one street to another. Each search has been conducted with the same patient attention, regardless of budget or timeline.
We remain a small team by design. When you contact Kasih, you will not be passed between departments or handed to a junior associate. You will work with one of us, throughout.
"A home is not a property. It is a set of mornings, a particular quality of light, a neighbourhood that asks something of you."

Client Satisfaction
What we stand by.
Listening first
Every search begins with understanding how a client actually wants to live — not just their stated requirements, but their rhythm, their household, and their expectations of a neighbourhood.
Honest assessments
We share what we genuinely observe in each property — including what photographs do not show. A client's trust is worth more than a closed arrangement.
Personal continuity
One coordinator, one relationship, from first conversation to move-in day. No handoffs, no lost context, no need to repeat yourself to someone new.
Rooted local presence
We live and work in Damansara. Our knowledge of the area is not researched — it is observed daily, in the streets, the schools, the weekend markets, and the quiet corners.
Patience as practice
We do not push. A good residence decision takes the time it takes, and we accommodate that without pressure or urgency on our side.
Complete confidentiality
Information shared with us during a search stays with us. We do not circulate client details without explicit knowledge and agreement.
The people behind the search.

How we maintain quality.
Pre-visit protocol
Every residence proposed to a client is physically visited by a team member first. We record honest observations on natural light, noise levels, maintenance quality, and neighbourhood character — then share these before any client viewing is arranged.
Ownership verification
We verify title documents and confirm that the person offering a tenancy has proper authority to do so. Clients never engage in lease negotiations with parties whose standing has not been confirmed.
Lease review assistance
All tenancy agreements are reviewed for standard and non-standard clauses before signing. We flag anything that departs from normal Malaysian residential tenancy practice and explain its implications plainly.
Client data protection
Personal information is held strictly for the purpose of conducting the search. We do not share client details with property owners, marketing partners, or third parties without the client's knowledge and agreement.
Ongoing availability
Questions do not stop when a lease is signed. Our coordinator remains available to Family Relocation and Signature Programme clients throughout their tenancy — for practical matters, renewals, or simply local advice.
Industry affiliations
Kasih maintains active membership with the Malaysian Institute of Estate Agents and observes the professional standards set out for registered negotiators under the Board of Valuers, Appraisers, Estate Agents and Property Managers Malaysia.
Residence search in Damansara, conducted with care.
Damansara Utama occupies a distinctive position within the broader Petaling Jaya landscape. Unlike higher-density corridors, its residential streets are characterised by low-rise housing, mature tree cover, and a density of local amenities — independent cafés, small grocery traders, primary and secondary schools within walkable distance — that make it particularly well-suited to families and long-term residents rather than short-stay tenants.
Kasih works within this specific geography by design. Our coordinators have detailed working knowledge of individual streets, lane conditions, and the particular character of buildings that photographs rarely convey. This local depth allows us to match clients to residences that suit how they actually intend to live, not merely what is available.
Our approach to tenancy coordination reflects the complexity of the Malaysian rental market, where informal arrangements and imprecise documentation remain common even at the upper end of the market. We bring a structured, document-led process to each engagement without making the experience feel transactional. The paperwork is managed carefully so the relationship can remain warm.
For families arriving from abroad — a significant part of our client base — Kasih also provides settlement orientation: practical introductions to household services, school registration timelines, and the small but important details of neighbourhood life that take time to absorb independently. Our aim is that within the first weeks of a new tenancy, a family feels settled rather than merely housed.
